Most people who have never worked in Property Management think that property managers just sit around waiting for an issue to happen. They believe that we are hoping for a leaky water faucet at 4 o’clock in the morning, or that we are waiting for a ceiling leak to occur during a thunderstorm. Whenever something does develop with a property, residents believe that property managers should answer the phone and have a solution immediately. If only it worked that way! What residents do not completely understand is that property managers don’t sit around waiting for problems. A majority of a property manager’s day is overseeing multiple daily chores that help prevent those problems from happening in the first place. That said, we recognize that property management isn’t a 9-5 job. It’s really more like a 24/7 job. But can anyone really be expected to operate around the clock every single day of every single month? That isn’t a very realistic plan. So, we’ve come up with a couple of ideas for our residents to help make managing your rental property simpler.
Suncoast Property Management would like for residents to exercise some discretion when deciding what is urgent and what can wait until normal business hours. In a true emergency situation, every resident should be able to reach us via our after-hours emergency line. Situations like major water damage, roof damage, fire, and security issues do demand prompt attention and Suncoast Property Management is here for you. But for less complicated maintenance issues we suggest that you call as close to 8:30AM as possible. Doing so will allow your maintenance team member to schedule the technician or the vendor to work your issues into their daily schedule for that day. But calling 10 minutes to 5:00PM on a Friday afternoon is typically not the best time to call, if it can be prevented and we understand there are circumstances where that simply isn’t possible. We also recommend that you notify Suncoast Property Management as the maintenance issue occurs. So if your dishwasher quits working Tuesday evening, please call and leave us a message so we can create the work order first thing on Wednesday and we can schedule to have the repair completed at your earliest convenience.
Customer Service is very important to the staff at Suncoast Property Management. But because we value you and the service we provide you, it doesn’t relieve our residents from personal responsibility. We believe that when there are clear rules in place, it can prevent additional and unnecessary issues. As much as we want to bring you the best customer service we possibly can, we don’t have the authority to bend our company rules. Take a case of locking yourself out of your home. That isn’t something that we are responsible for. We will be glad to help you if we possibly can in the time that works for you, but it isn’t something that we can bear the cost for.
The bottom line is that Suncoast Property Management wants to help make leasing your home from us a positive experience and we believe that is possible when our tenants understand and comply with our rules.
