Procedure for Sending a Denial

This article explains how to deny a rental application, update Propertyware, and notify the prospect.

Procedure:

  1. Update Propertyware:
    • Search for the prospect and change the stage to Application Denied.
    • Generate and save an Adverse Action Notice using the "View Detail Report" and "Print Adverse Action Notice" options.
  2. Send Denial Email:
    • Draft an email to the prospect with the subject "Application - (Prospect Name)".
    • Attach the saved Adverse Action Notice and highlight the denied items.
  3. Log the Denial:
    • In the Leasing Master Tracker, log the denial under the Completed Apps tab in the Denials section.
    • Update the status as DENIED, and fill in details such as applicant name, address, denial reason, and denial email date.
  4. Final Steps:
    • Ensure the denial is fully documented in Propertyware and remove the applicant from active applications​.
